Met meer dan acht jaar professionele ervaring in architectuur werkte Andrey aan een aantal spraakmakende projecten van verschillende omvang en programmatische omstandigheden in de CIS-regio, met aanzienlijke ervaring in de sectoren detailhandel, woningen, werkplekken en horeca.

Hij is een Master of Architecture, afgestudeerd aan de Deakin University in Melbourne, Australië en is geregistreerd architect in Oekraïne. Tot de belangrijkste projecten op de Oekraïense vastgoedmarkt waar Andrey aan meewerkte, waren de winkel- en amusementscentra Lavina, Blockbuster en Ocean Mall in Kiev, Meganom in Simferopol, wooncomplex Central Park, ontwikkeling voor gemengd gebruik ArmadaPlaza in Mogilyov, Wit-Rusland en New US Embassy Compound in Kiev. Kyiv Business Harbor - Urban Masterplan & Development Strategy

Project Type: Large-scale Urban Master Planning & Investment
Strategy Location: Northern Kyiv, Ukraine
Scale: 300 hectares


Role & Responsibilities:

I led the architectural and strategic master planning process in partnership with JLL, developing a long-term urban, commercial, and investment strategy. The project was presented internationally at MAPIC 2015, with direct participation of Kyiv’s mayor Vitali Klitschko.

Context & Site:

The site is located in northern Kyiv, forming a strategic gateway between the capital and major international transport corridors. The master plan was conceived as a flagship investment presentation platform, positioning Kyiv as a competitive European business hub.

Program Highlights:

  1. Large-scale technology park
  2. Business and office districts
  3. Major retail clusters and shopping centers
  4. Residential neighborhoods
  5. Mixed-use waterfront developments
  6. Public and recreational infrastructure


Design Concept:

The master plan was structured around the creation of a multifunctional innovation-driven urban ecosystem, with the technopark acting as the core economic engine. Commercial, residential, and public functions were layered around this core, forming a balanced and sustainable metropolitan district.

Outcome:

The project established a strategic long-term vision for one of Kyiv’s largest development territories, positioning the capital for global investment exposure and urban transformation at metropolitan scale.

Ocean Mall – Architectural Concept & Tenant Mix Strategy

PProject Type: Mixed-use Shopping & Entertainment Center
Location: Kyiv, Ukraine

Role & Responsibilities:

I led the architectural and commercial concept development in partnership with a British consultancy company. My role included master planning, tenant mix strategy, spatial planning, and design coordination. To maximize efficiency and alignment, I worked directly on-site with the British partner team in the UK during key project stages.

Context & Site:

The project is strategically located at the intersection of two major highways with intense automobile traffic, in immediate proximity to a metro station and adjacent to the existing Ocean Plaza Mall. The development concept aimed to create synergistic integration between the two malls through a direct elevated pedestrian bridge.

  1. Premium delicatessen supermarket
  2. Inditex fashion cluster
  3. Large family entertainment center
  4. Luxury Village with private drop-off & valet parking
  5. Strong dining destination (F&B-driven concept)
  6. Integrated pedestrian skybridge to Ocean Plaza

Design Concept:

Given the entertainment and experiential limitations of the existing Ocean Plaza, the new Ocean Mall was conceived as a complementary destination, significantly expanding leisure, dining, and lifestyle functions.

The concept emphasized:

  • Strong experiential retail
  • Integrated entertainment anchors
  • Premium dining and luxury retail environment
  • Seamless physical and functional integration with Ocean Plaza

Outcome:

Ocean Mall established a powerful twin-mall ecosystem, transforming the location into Kyiv’s largest integrated retail and entertainment cluster, capable of competing with leading European metropolitan retail destinations.

Lavina Mall – Architectural Concept & Design

Project Type: Super-regional Shopping & Entertainment
CenterLocation: Kyiv Ring Road, Kyiv, Ukraine
Scale: ~140,000 m² GBA

Role & Responsibilities:

As lead architect and concept author, I was responsible for the development of the full commercial and architectural concept, as well as for design supervision throughout all project stages. My role included coordination between international consultants, local design teams, and the client, ensuring the accurate implementation of the approved concept. A British consultancy firm was involved to support tenant mix and commercial strategy development.

Context & Site:

The project is located along Kyiv’s Ring Road, within a fully сформированной retail zone, between a hypermarket and a major DIY retailer. This strategic position along one of the city’s most intense traffic arteries required a highly expressive architectural solution, maximizing visibility, orientation, and accessibility for both car and pedestrian flows.

  1. 14,000 m² Family Entertainment Center
  2. 12-screen multiplex cinema
  3. Large food court and diverse dining cluster
  4. Inditex fashion group retail cluster
  5. Furniture hypermarket
  6. Sports hypermarket

Design Concept:

Due to the specific linear nature of the site, I developed a dumbbell (barbell) spatial scheme, connecting two major anchor zones through a central public plaza with a fountain, forming a dynamic 8-shaped internal circulation loop.

This configuration ensures:

  • Balanced footfall distribution
  • Clear navigation and intuitive orientation
  • Strong experiential central core

The façade facing the Ring Road was designed as a two-level active frontage, increasing the mall’s visual presence along the high-speed urban artery and enhancing commercial exposure.

Outcome:

Lavina Mall became one of Kyiv’s flagship super-regional retail destinations. The project successfully combined large-scale commercial efficiency with strong architectural identity, delivering a vibrant, intuitive and emotionally engaging shopping environment while maintaining full compliance with international retail development standards.

Blockbuster Mall - Architectural Concept & Design

Project Type: Mixed-use Entertainment & Retail Center
‍Location: Kyiv, Ukraine
‍Scale: 15,000 m² retail space, 12-screen cinema, family entertainment, restaurants, hypermarket & luxury village

Role & Responsibilities:

As lead architect, I was responsible for the full architectural design, including façade concepts and master planning. The design approach explored two distinct aesthetic directions:

  • Organic Concept: Inspired by the Dnipro Delta, with fluid forms evoking islands and natural patterns along the river.
  • Blockbuster Concept: Dynamic and explosive, symbolizing excitement and motion, reflecting the entertainment focus of the mall.

Context & Site:

The project is strategically located along a major route connecting the two banks of Kyiv, adjacent to an established entertainment hub. The design maximizes visibility and accessibility, catering to high traffic and providing seamless circulation.

Program Highlights:

  1. 12-screen multiplex cinema
  2. Skate park and children’s entertainment areas
  3. Restaurants and dining terraces
  4. Large hypermarket as the anchor tenant
  5. 10,000 m² family entertainment center positioned above the hypermarket
  6. Luxury Village: Upscale fashion brands housed in a dedicated section with a separate entrance and drop-off

Design Concept:

The façade and architectural language were developed to create a landmark identity for the mall, balancing functional zoning with a strong visual narrative. The dual concept approach allowed for flexibility in expressing either natural fluidity or dynamic, cinematic impact, enhancing the experiential quality of the space.

Outcome:

This project was an opportunity to combine my architectural sensibility with a deep understanding of user experience. By balancing organic fluidity with bold, cinematic gestures, I aimed to create a space that is both functional and emotionally engaging - one that transforms everyday shopping into a memorable, immersive experience.
